Many cities have responded by working to convert valuable but under-utilized spaces to residential or mixed use properties, working to increasing housing supply and revitalize business districts. The District of Columbia has a long history of such conversions, seeking to increase housing supply to meet demand of the thriving city that continues to attract workforce talent from across the country. </p><p>DC has completed over 110 conversion projects since 2001, converting properties ranging from industrial buildings to old schools, museums, and hotels to high-quality housing, hotels, and mixed use spaces. These projects have provided 11,500+ residential units and 2,000 hotel rooms, in addition to 2.6M SF of non-office or residential mixed-use space. In just the last two years, 15 conversion projects have been completed, providing 3300 residential units and 260 hotel rooms. As of December 2025, 14 more projects are under construction, which will add 1969 residential units, 508 hotel rooms, and over 250,000 SF of mixed-use space.
